1 PREPARATION AND REVISION CONTRACT DRAFT
We draft and we can sign on your behalf the private purchase contract. This is an essential document, as clauses about price, deadline and other important conditions are definitively agreed.
2 CLEARANCE OF DEBTS & ENCUMBRANCES
We revise and find any debts corresponding to the property, like community fees and taxes and we liaise with any bank to facilitate the cancellation of any mortgages affecting the property.
3 GETTING LICENCES & CERTIFICATES OF SECOND OCCUPATION
Me make sure that we have available any the necessary licences from Town Council, as well as certificates from the Community of Owners and Local Tax issued by Council. We liaise with technicians to produce the Energy Performance Certificate.
COMPLETION OF YOUR SALE
1 APPOINTMENT AT NOTARY OFFICE
We send relevant documents to Notary´s office and make an appointment for the signature of public Deed of Sale and Purchase.
2 COMPLETION AND SIGNATURE OF DEEDS
In case you have granted a power of attorney to our firm, we will be able to sign at the Notary on your behalf and in case you prefer to attend in person, we will accompany, assist you and translate the document to you, signing it jointly with all the attendees.
3 TAX AN OTHER PAYMENTS
We coordinate with the buyer party the agreement of a breakdown, calculating the distribution of costs and payments according to law. We ensure that all the payments are made and to recover any balance to be refunded to you.
STEPS AFTER YOUR SALE
1 TAX RETURN AND TAX REBATE
In case you are entitled to a total or partial refund of the 3% retention, we will prepare necessary documents and will apply for it on your behalf.
2 TRANSFER OF FUNDS AND BANK ACCOUNT
We are conscious that in some cases the cost of the transfer of the price to your bank account in your country may be exorbitant. We liaise with banks and currency companies to ensure that best options for you are always chosen. Once all the process is completed, we will apply for closure of your bank accounts in Spain, if required.
3 DIRECT DEBIT AND PAYMENT CANCELLATIONS
In cooperation with buyer party, we will ensure that all utility payments and other direct debits are properly cancelled, to avoid the issue of future claims.
